In a challenging economic climate, the commercial real estate market in Montpellier demonstrates a strong ability to adapt, with varying trends across different sectors.

Offices: an active market driven by pre-existing space

In 2025, the office market accounted for 99,993 m² of space leased (-14% compared to 2024).
The decline in volume is primarily due to the scarcity of new supply, which helps boost the value and appeal of existing properties.

Structural trends:

  • 66% of overall space is leased, confirming the predominance of this type of occupancy
  • A clear majority of existing space, in line with space optimization strategies
  • Average space per transaction of 235 m², reflecting more flexible work arrangements

Companies generally favor solutions that are immediately operational, well-located, and adapted to new needs, taking into account factors such as energy efficiency, quality of life at work, and cost optimization.

With 101,452 m² transacted, the market for commercial space shows remarkable stability in 2025 and confirms its central role in the area’s economic development.

Key points:

  • 76% of space is leased, 24% is purchased
  • 82% of space is pre-existing, which has become the norm to support business growth and agility
  • Average space size of 463 m² is consistent with the needs of SMEs and growing businesses

This segment continues to effectively meet the expectations of economic stakeholders, particularly in a context where cost and timeline management are important.

Land: a more selective real estate market reflecting strategic wait-and-see approach

In 2025, the market for land recorded 62,479 m² of space leased (-45% compared to 2024). This trend reflects a more cautious attitude among investors and users, who are waiting for more favorable economic conditions.

  • 13 land transactions recorded
  • Average price: €234/m² (approximate figure given the low number of transactions)

This wait-and-see approach nonetheless presents an opportunity to prepare for future projects, with more targeted, high-quality initiatives aligned with environmental and land-use challenges.

Land sales to company-owned entities:

  • MOSAIQUE ARCHEOLOGIE (preventive archaeology): Acquisition of a 1,088 m² plot of land in the Cannabe ZAC zone in Cournonterral to build a mixed-use building with a total surface area of 663 m² for workshops and offices.
  • CYKERO  (specialist in refurbishing electronic devices): Acquisition of a 4,930 m² plot of land in the Eurêka business park extension in Castelnau-le-Lez to build a mixed-use building with of total surface area of 3,699 m²  for workshops and offices.
  • CREDIT AGRICOLE DU LANGUEDOC: acquisition of a 7,903 m² plot in Cambacérès, Montpellier, for construction of an office building with a total surface area of 25,571 m².

Land sales for developing business park projects: 

  • EUREKA FACTORY (CIRRUS PEGASE): business property development covering 7,059 m² total surface area at the Eureka extension in Castelnau-le-Lez.
  • VILLAGE DES CARRIERES (BATIH): business property development covering 2,923 m² total surface area in the Jules Rimet ZAC in Sussargues.

2025 marks a pivotal year: faced with the challenges of energy efficiency, space optimization, and quality of life at work, local stakeholders continued to adapt and innovate successfully.
